HOA Dues


Q: How Much Do I Owe?

A: As per the By-Laws of Summerfield Homeowner's Association, INC., Section 3.04:

Annual Charge. The initial annual charge shall be no less than $480.00. Thereafter each year, the Board of Directors shall convene on or about the 1st day of December for the purpose of and shall fix the amount of the annual or monthly charge per Unit based upon the maintenance needs and future needs of the Association for the next succeeding year. Special assessments may be levied by the Board of Directors during each year if deemed necessary. In the event that the Board of Directors fails to establish an annual or monthly charge for any year, the annual or monthly charge for the last preceding year shall remain in effect.


Q: When Do I Have to Pay?

A: Annual HOA Dues for 2024 are due no later than December 31st, 2024.


Q: How Do I Pay?

A: Payments for 2024 Dues can be made through the HOA Portal or via check mailed to:

Q: What is the Outstanding Balance Forgiveness program?

A: The Outstanding Balance Forgiveness program was created on November 14th, 2024 by the Board of Directors. This program is designed to restore homeowners' confidence and position the HOA to effectively manage the community.

For current homeowners, the past due balance will be forgiven under the following conditions:

  1. 2024 Dues of $480 are paid in full by December 31st, 2024
  2. 2023 Dues of $480 are paid in full by June 30th, 2025
  3. 2025 Dues (1st half) of $240 are paid in full by June 30th, 2025

Past homeowners, and pending sales are not eligible for this program.


Q. I made a payment to the Summerfield HOA Attorney Fund in 2023 and/or 2024. Will I receive credit towards my HOA dues?

A: Yes, payments made towards the Summerfield HOA Attorney Fund (Not paid to Steve Fansler), will be credited to your HOA dues. Payments made in 2024 will be credited to 2024 dues. Payments made in 2023 will be credited to 2023 dues.


Q. What are the penalties for non-payment of HOA dues?

A: The Board of Directors have discussed the penalties for non-payment of HOA dues. There will be a 25% fee applied to missed payments beginning January 31st, 2025 AND disqualification from the Outstanding Balance Forgiveness Program.

Please note that the HOA Board of Directors has retained the services of the HOA Attorney not only for the HOA Transition, but all legal matters moving forward. In the event that a homeowner does not pay HOA dues, all necessary action under West Virginia law and at the direction of the attorney will be taken to collect ALL outstanding dues dating back to the homeowner's settlement date.
